Need advice please. I have a 6-year gap during which I worked as a freelancer and ran an online educational institute. Although I earned from it, the cash flow wasn’t too good. An agent suggested I create a fake work experience, but I don’t want to lie as it goes against my values. What are my chances of getting approval? I have a house that I would have to sell to meet the expenses, but it’s a risk for me because I depend on it for 70% of my monthly rentals. I would really appreciate your advice."

First of all salute to your values which forbid you from making a lie.Gap is not a problem. If you had created something like website, page etc of you or your institute, ,mention it. You can use the testimony of your students and their parents. All the best.
Gap is fine. You can justify your future intents in accordance to your studies. One of my cousin got visa after 6 year gap. He was just preparing for government exams in home country. Canada study visa is easy if you have good academics and cash.
